TIPS FOR SELLING

YOUR HOME 

 

 

If you are thinking of selling your home, can you answer yes to these ten questions? If not, follow these ten steps and then you will be ready to place your home on the market.

1. Does your Home have curb appeal?
First impressions are everything. Take a walk across the street and take a good look at your house. Look at nearby houses, too, and see how yours compares. Is your landscaping neat and appropriate? If not, buy a few bushes and plant them. If you have an area for flowers, buy colorful flowers and plant them. They add a splash of color and create a postive first impression.

Your lawn should be evenly cut, edged, watered and free of brown spots. If there are problems with your lawn, you should take care of them. Rake up loose leaves and grass cuttings.

2. Is your Front Entryway inviting?
The front door should be especially appealing, since it is the entryway into the house. Polish the door fixture so it shines. If the door needs refinishing or repainting, make sure to get that done.

If you have a plaque with your family name on it, remove it. Buy a neutral new inviting door mat. Place a seasonal wreath on the door.

Make sure the lock works and the key fits properly. When a homebuyer comes to visit your home, if there is trouble working the lock, this sends a negative first impression.

The back yard should be neat, pools or spas freshly maintained and cleaned. For pet owners, be sure to keep the area clear of debris. If you have swing sets or kids toys,if possible remove them, you want your back yard to appear as spacious as possible.

3. Is your Roof in good condition, do you have any leaks?
Check all the ceilings for water stains. If you have leaks repair them properly. If a water stain is left after something you have already repaired, paint the ceilings.

4. Are your Carpets and Floors in good condition?
Are they old and worn, or an outdated style or color? If you choose to replace them, do it very inexpensively and use neutral colors. Most times they just require a good cleaning, call a carpet cleaning company and have them professionally cleaned.

Noticeable worn floors and tiles should be repaired and or replaced, do not spend alot of money.

5. Do all your light switches work? Do your faucets leak? Do toliets flush properly?
When looking at a house, prospective home buyers will flick light switches, open everything with a handle and turn on all the faucets and flush all the toilets.

All your sink fixtures should look shiny and new. If this cannot be accomplished by cleaning, buy new ones. Make sure all faucets are easy to turn on and they do not leak. If they do, replace the washers. This is a small investment to make to aid in a great first impression.

6. Do windows and doors work properly?
Repair broken windows and oil any squeaky doors. Polish all door handles and replace any window knobs that are broken.

7. Are your walls painted in an appealing color?
If you walls or ceilings appear dirty, a fresh coat of paint works wonders. Painting makes a homes interior appear new. Painting can be your best investment, choose neutral color paint, if you want a room to appear larger and spacious, paint it a light color or off-white.

8. Have you removed the clutter and personal photos?
Start with the entryway and remove personal items and any unnecessary furnishings. The idea is to create the appearance of open space.

Next proceed to the kitchen, remove anything that is cluttering the countertops, appliances, toasters, can- openers etc. Put dishes, pots and pans that rarely get used in a box and put that box in storage. Remove half of the food from the pantry and cabinets. Junk drawers, clean them out. Buyers will open the drawers.

Beneath the sink is very important. Make sure the area beneath the sink is as empty as possible, remove all extra cleaning supplies.

Bedroom closets remove half of the clothes and place in storage of in another spare room closet. All closets should appear half empty.

9. Have you visited new home models for ideas?
Visit new home models for ideas. When you visit these models, ask yourself what appeals to me? Was it the curb appeal, the open feeling of the rooms? Notice how they are clutter free and not personalized with photos.

10. Have you had a Pre-Sale Inspection?
This is a great tool that will give you an advantage over other homes on the market. It will provide a full disclosure and gives your home buyer greater peace of mind. It will allow you an opportunity to make repairs to your home in advance, helping expedite the sale of your home. Pre-Sale Inspections are a wise decision for all home owners.
